Board Meeting

5-22-17, 7:30 p.m.

SP House

 

Present – Greg Goeckner (GG), Cynthia Smither (CS), Janet Edberg (JE), Albert Chang (AC), Sylvia Paz (SP)

 

Renovation requests:

 

Jenny Low – replacement windows:  GG reviewed this request to change windows.  The homeowner is replacing multiple windows.  Because of updated zoning/fire safety requirements, several of them need to be lower than the existing windows but will otherwise be in the same location on the house.  The Board approved the proposal.

 

KS Kim – requests for path into park/tree removal:  GG advised that KS Kim wants a path from her back gate and a “bridge” across the drainage ditch in the park so that she can access the park in her wheelchair.  He advised that the HOA should pay for the renovation as it is in the community park and will be owned by the HOA.  Jose Toribio can construct the bridge, similar to the structure he constructed in Lot 93.  SP will talk to Jose about this project.  GG also noted KS Kim’s request to remove the pine trees on the front side of her lot. SP advised that there did not appear to be anything wrong with the trees, but that they should be trimmed. GG had advised KS Kim that the Board was concerned about homeowners cutting down healthy trees due to the adverse impacts on the neighborhood.  The Board will ask KS Kim to have the trees trimmed and see if that solves the concerns over excessive needles in the yard.

 

Maintenance:

 

            SP advised that Jose is in the middle of the hillside brush clearance project. 

 

JE has ordered the new sign for the steps down to the pool and will ask Jose to install it

           

SP asked about the cover that is supposed to be erected on the water heater at 241 Starlane. GG had contacted the homeowner and was advised that they are not yet done with renovations and will add the water heater cover later in the process.

 

Treasurer’s Report:

 

AC reported that the operating account had $42,465 – though many checks haven’t cleared – and the reserve account had $81k.  We are generally on budget through the first 4 months of the year.  Homeowner dues payments have been good and many delinquent accounts were paid.  Only one homeowner is significantly in arrears.

 

Annual picnic:

 

GG advised that he had reviewed available dates in October for the community picnic.  The Board approved October 1, 2017 at 5 p.m. for the picnic, to be held at the community pool.

 

Pool:

 

GG advised that he had not yet found anyone to take over the pool renovation project.
